This website (jomestays.com), the mobile application “Jome Stays”/“GreetMe” and the associated services (hereinafter, together, the “Services”) are owned by:

2. Acceptance and scope
These Terms and Conditions (hereinafter, the “Terms”) regulate:
a) Access and use of the jomestays.com.b website) The registration and use of the guest mobile application.c) The contracting of accommodation services offered directly by NPM.d) The online check-in process and mandatory documentary registration of travelers.
The use of the Services and/or the marking of the corresponding acceptance box implies full and unreserved acceptance of these Terms. If you do not agree with them, you should refrain from using the Services.
Along with these Terms, the processing of your personal data is governed by our Privacy Policy, which forms an integral part of the contractual relationship.
3. Ability to hire
To use the Services and, in particular, to make reservations, you must:
- Be over 18 years of age or, in any case, have full legal capacity to contract in accordance with applicable legislation.
- Provide true, accurate and up-to-date information.
- Keep your access credentials (username and password) confidential.
You are responsible for all activities carried out with your account. If you detect unauthorized use, immediately report it to hello@jomestays.com.
4. Account registration
To access certain features, you need to create an account. Registration can be done using email and password, or through social authentication providers (Google, Apple, Facebook).
During registration, you must expressly accept:
a) These Terms and Conditions.b) Reading and understanding the Privacy Policy.
And, optionally:
c) The sending of commercial communications by Jome.
NPM reserves the right to refuse or cancel accounts in the event of fraudulent use, false data, or breach of these Terms.
5. Accommodation service
5.1. Nature of the service
NPM offers, directly or through the properties it operates or manages, short or medium stay tourist accommodation services. Each property is governed by the specific characteristics and conditions communicated at the time of booking (price, dates, capacity, services included, house rules).
5.2. Reserva
The reservation is finalized when:
a) The guest completes the reservation process by providing the required data.b) The required payment or guarantee is maded.c) NPM confirms the reservation by email or equivalent notification.
The confirmation of the reservation implies acceptance of the specific conditions of the property and of these general conditions.
5.3. Pricing and payment
Prices are shown in euros and include applicable taxes, unless otherwise indicated. Accepted payment methods are processed through certified providers that meet the PCI-DSS standard (in particular, Stripe). NPM doesn’t store your full card details.
Additional charges may apply for:
- Regional or municipal tourist tax, when applicable.
- Optional contracted services (parking, late check-out, etc.).
- Deposit to cover possible damage, returned after departure if there has been no damage.
5.4. Cancellation, Amendment and Refund
The specific cancellation and modification conditions are indicated at the time of booking and depend on the contracted rate and the property. Reservations made through third-party platforms (Airbnb, Booking.com, etc.) are governed by the cancellation policies of those platforms.
In any case, in accordance with art. 103 (l) of Royal Legislative Decree 1/2007, The right of withdrawal provided for distance contracts does not apply to accommodation services with a specific date or period of execution.
5.5. Check-in and mandatory passenger registration
5.5.1. Legal Obligation
In accordance with Royal Decree 933/2021 And to the Organic Law 4/2015 on the Protection of Public Safety, NPM is legally obliged to collect and communicate to the Ministry of the Interior the identification data of all persons over 14 years of age staying in its establishments.
5.5.2. Online check-in procedure
To facilitate compliance with this obligation and expedite your arrival, NPM provides an online check-in system through the application. Before or upon arrival at the accommodation, the holder of the reservation (and, if applicable, the companions) must:
a) Access the application.b) Fill in the identification data required by the regulationsc) Confirm the information provided.
5.5.3. Truthful Information
The data provided must be true, accurate and complete. The provision of false information may constitute an administrative offence or, where appropriate, a criminal offence, and empowers NPM to refuse or cancel the stay without a refund.
5.5.4. Required Documentation
Upon arrival at the accommodation, guests must present a valid identity document (ID, NIE, passport) to verify the information provided during the online check-in. Refusal to submit valid documentation will empower NPM to deny access.
5.5.5. Minors
Children under 14 years of age do not need their own identity document, but they must be included in the reservation and in the documentary record with their basic data and the indication of the responsible adult.
5.6. Arrival and departure
The check-in and check-out times are as indicated for each property. Late arrivals or late departures may require prior authorization and, where appropriate, entail additional costs.
5.7. Rules of stay
During their stay, guests agree to:
a) Respect the internal rules communicated for each property (rest hours, prohibition of indoor smoking when applicable, pet policy, maximum number of occupants, etc.) .b) Make diligent and reasonable use of the facilities, furniture and equipment.c) Do not carry out activities that are illegal, dangerous or that harm living with neighbors or other guests.d) Do not exceed the maximum authorized capacity of the property.
Serious non-compliance with these rules will empower NPM to terminate the stay without refund, without prejudice to compensation for the damages caused.
5.8. Access to accommodation
When the property has a smart lock, NPM will provide the guest with an access code or equivalent mechanism, once the online check-in has been completed and, where appropriate, the corresponding amount has been paid. The code is personal and non-transferable. Your communication to unauthorized third parties may result in the cancellation of the stay.
5.9. Liability for damages
The guest is responsible for damages caused during the stay to the property, furniture, equipment, facilities or third parties, unless they are the result of normal use or of a non-attributable cause. NPM may claim the cost of repair or replacement and, if appropriate, withhold all or part of the deposit.
6. Communications
NPM will contact the guest through the email provided at registration and, when applicable, via WhatsApp to the indicated phone number. Operational communications (confirmation, instructions, access code, reminders) are inherent to the provision of the service. Commercial communications will only be sent if the user has expressly consented and can be revoked at any time.
7. Intellectual and industrial property
All the contents of the website and the application — including, without limitation, texts, images, videos, brands, logos, graphic design, source code, databases and software — are the property of NPM or its licensors and are protected by intellectual and industrial property legislation.
It is expressly prohibited to:
- Reproduction, distribution, public communication, transformation or any other form of exploitation without express authorization.
- The use of brands and distinctive signs without the consent of the owner.
- The carrying out of acts of reverse engineering, decompilation or disassembly of the software.
The use of the Services does not grant the user any rights to the content, except for the limited right of use in accordance with these Terms.
8. User Conduct
By using the Services, the user undertakes not to:
- Carry out activities contrary to law, morals or public order.
- Access or attempt to access restricted areas, accounts of other users, or internal NPM systems.
- Introduce viruses, malicious code, or anything that could damage the Services or third-party systems.
- Impersonate other users or NPM.
- Perform scraping, data mining, or unauthorized automated use.
- Use the Services to send unsolicited communications or for fraudulent purposes.
NPM reserves the right to suspend or cancel access to the Services in the event of non-compliance.
9. Availability and Limitation of Liability
9.1. Availability
NPM will make reasonable efforts to keep the Services accessible and operational. However, it does not guarantee continuous and uninterrupted availability, and you may perform maintenance, updating or improvement tasks that temporarily affect access.
9.2. Limitation of Liability
To the maximum extent permitted by applicable law, NPM will not be responsible for:
- Indirect, incidental, consequential damages, loss of profits, or loss of opportunity
- Service interruptions caused by failures of telecommunications providers, power grid, third-party infrastructure or causes of force majeure.
- Information or content from third-party websites linked from the Services.
- Misuse of the Services by the user.
The provisions of this section do not exclude or limit the liability of NPM when this is not legally possible, in particular in cases of fraud, gross negligence or damage to health or personal integrity.
10. Links to third party sites
The Services may contain links to third-party websites or services. NPM does not control and is not responsible for its content, terms of use or privacy policies. Access to these sites is under the sole responsibility of the user.
11. Data protection
The processing of personal data carried out by NPM is governed by the Privacy Policy, which forms an integral part of these Terms. We recommend that you read it carefully before using the Services.
12. Amendment to the Terms
NPM may modify these Terms to adapt them to legal, technical or business changes. Substantial changes will be notified reasonably in advance through the website, the application or by email. Your continued use of the Services after the changes take effect will imply your acceptance. If you do not agree to the new Terms, you must cease using the Services.
13. Low and low resolution
The user may unsubscribe at any time by requesting the cancellation of their account at hello@jomestays.com. The cancellation will not affect current reservations or obligations derived from stays already made.
NPM may terminate the relationship with the user, suspend or cancel access to the Services in the event of a serious breach of these Terms, fraudulent use or due to legal imperative.
14. Partial nullity
If any of the clauses of these Terms are declared null or unenforceable by a competent authority, such nullity will not affect the rest of the clauses, which will remain in full force. The affected clause will be replaced, as far as possible, by another that pursues the same lawful purpose.
15. Applicable Legislation and Jurisdiction
These Terms are governed by Spanish law.
For the resolution of any dispute arising from the use of the Services:
- If the user has the condition of consuming in accordance with RDL 1/2007, the parties submit to the courts and tribunals of the consumer’s home or, at their option, to those of the NPM’s address.
- If the user You do not have the status of a consumer, both parties expressly submit to Courts and Tribunals of Alicante, with the waiver of any other jurisdiction that may apply to them.
Alternative Dispute Resolution
In accordance with Regulation (EU) 524/2013, consumers resident in the European Union can go to the European Commission Online Dispute Resolution Platform, accessible at: https://ec.europa.eu/consumers/odr
